Five Steps to Shorter Turn Times
The appraisal profession is always evolving. Regularly, it seems, appraisers are asked to provide more information or have steps added to their appraisal process - all to guarantee their client receives the most useful analysis. To stay current with the always changing requirements, Wadlow Appraisal Service, Inc. is constantly researching new tools and improving processes to increase efficiency so we can do more work for our customers. At Wadlow Appraisal Service, Inc. we know that time is important to everybody, so we've listed some things you can do to trim turn times every time you order an appraisal from Wadlow Appraisal Service, Inc.:
- Are you ordering appraisals online? With online ordering, you automatically get e-mail notifications that the assignment was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to retype information from a fax, and you don't have to wonder whether the order was received.
- Are you providing complete and accurate information about the subject property? There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent area sales is welcome — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

- Tell us up front of the property's unique details. Cookie-cutter homes are relatively easy to appraise. What takes time is analyzing how features unique to a property add to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique details of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, and it's susceptible to flooding. While these are things that we'll find out on our own, knowing them sooner is likely to make your report arrive earlier.
- Did you make the occupants of the home aware of what to expect? One of the most tedious tasks of the appraisal process is confirming an appointment with the homeowner. Some current homeowners are justifiably apprehensive with the thought that a stranger wants to come in their house, look around, and make lots of notes. Under the belief that it will increase the value, many homeowners believe they have to make the place spotless before the appraiser comes by . So they choose to not schedule the appointment until the house is cleaned.
Coming from you -- a trusted party with whom they are already working -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't make a significant difference in their home's value, will help move the process along for everyone. Our website has lots of pages of helpful information about the appraisal process for homeowners. I encourage you to share it with your customers. Have them call us if they want to meet the staff and learn more about our services. And tell them it benefits them to set the appointment soon!
- Are you using our website as a resource to verify the status of your report? No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As we complete each important milestone in an assignment, that information is available instantly to you online. It's never been faster to keep track of your report's status.
